Common Air Conditioning Problems
Even the best air conditioning systems can run into trouble from time to time—especially in Lanzarote’s harsh coastal climate. Here are some of the most common issues we come across, what causes them, and how they can be avoided.
1. Water Leaking Indoors
The problem:
Water dripping from the indoor unit, running down the wall, or even forming puddles on the floor.
Common causes:
- Blocked drain pipe or algae build-up
- Dirty or clogged filters
- Faulty or dirty condensate pump
- Poor installation (no proper fall on the drain line)
Prevention:
Regular maintenance. Most water leaks are easy to avoid if the system is cleaned and checked once or twice a year.
2. Poor Cooling or Heating Performance
The problem:
The unit is running but the room never seems to reach the right temperature.
Common causes:
- Dirty filters or coils
- Low refrigerant levels
- Incorrectly sized unit for the room
- Fan or motor issues
- Thermostat settings or sensor problems
Prevention:
Keep the filters clean, and make sure the system is serviced regularly. If the system was never sized properly in the first place, that may need to be addressed too.
3. Excessive Noise
The problem:
Strange rattling, buzzing, or humming from the indoor or outdoor unit.
Common causes:
- Loose screws or panels
- Worn or damaged fan motor
- Incorrectly sized unit for the room
- Debris inside the unit
- Failing compressor
Prevention:
A routine inspection can often catch these before they become serious. If something suddenly sounds off, switch it off and get it checked.
4. Unit Not Turning On
The problem:
The system won’t start at all.
Common causes:
- Power supply issue or tripped breaker
- Faulty remote or receiver
- Control board failure
- Internal safety lockout (due to overheating, leaks, etc.)
Prevention:
Check the basics first (fuses, power, remote batteries). If everything looks fine, it’ll likely need a technician to diagnose properly.
5. Ice Build-Up on the Indoor Unit
The problem:
The evaporator coil is frozen over, sometimes with ice dripping when it melts.
Common causes:
- Poor airflow (dirty filter, blocked intake)
- Low refrigerant
- Fan malfunction
- Running the unit with windows/doors open
Prevention:
Keep filters clean and windows shut when the unit is on. If it ices up regularly, stop using it and call for a service—it’s only going to get worse.
6. Burning Smell or Electrical Odour
The problem:
A burning smell when the unit starts or runs.
Common causes:
Prevention:
Always investigate burning smells. If it’s more than a quick puff of dust, switch it off and get it looked at—especially if it smells like burning plastic or wires.
7. System Keeps Turning On and Off
The problem:
Short cycling—where the system runs for a short time, turns off, then starts again quickly.
Common causes:
- Oversized unit
- Dirty filter or coils
- Faulty sensor, thermostat or circuit board
- Poor airflow or blocked vents
Prevention:
Aside from maintenance, short cycling is often a sign the system is too big for the space. This can reduce efficiency and wear the system out faster.

The vast majority of problems we see could have been avoided with regular maintenance. Even something as simple as a dirty filter can lead to leaks, poor performance, or system failure.
